The rules we help your fit-out meet
The Healthy Homes ventilation standard sets clear requirements for rental kitchens and bathrooms. Here's the shape of it — we build so your joinery works with compliant extraction, not against it.
- Kitchens and bathrooms must have an extractor fan that vents to the outside.
- Kitchen extractor fans installed after 1 July 2019 need a minimum 150mm duct diameter or 50 L/s exhaust capacity.
- Bathroom fans installed after that date need a minimum 120mm duct or 25 L/s.
- Living rooms, dining rooms, kitchens and bedrooms need openable windows/doors/skylights totalling at least 5% of the floor area.
- Pre-2019 extractor fans that stop working must be replaced with compliant models.

Check the current requirements at tenancy.govt.nz and confirm your property's obligations. Fan supply/wiring and ducting through the building may involve an electrician or ventilation specialist; we'll coordinate the joinery around it.
